The negotiation of a home sale can continue long after the ink is dry on the offer to purchase a real estate property. There is any number of things that can affect the price and … if things go badly they can really end up costing everyone involved … that is of course, if the negotiations are not handled properly.
Things like contract contingencies regarding the buyer’s financing, the property appraisal and the home inspection; these all have the potential to change the course of your real estate transaction and can cause delays or worse yet … actually KILL the deal!!
The most successful of negotiations are when EVERYONE feels that they got a fair shake and received if not all … then, most of what they wanted.
There is a lot of back and forth with a lot of give and take and the one person you should rely on to do this is … the professional Realtor® you chose to represent you. A cool head and a lot of experience in these situations is what you really need.
Even after the close of escrow, you could still be potentially at risk for litigation if all of the required disclosures about the property and the transaction are not legally handled as they should be … so once again … your Realtor® is the one to turn to and rely on.

Home Staging for Selling Real Estate – This Goes Way Beyond Curb Appeal
We have all heard the saying … that you never get a second chance to make a first impression …
Or, that we should not judge a book by its cover … but … we all do!
In Real Estate a bad impression can be a deal killer! And when it comes to selling your home these words take on new meaning.
I often wonder why it is so hard for those who want or need to sell their home, do not realize that once they make that decision … where they have decided to put their home on the Real Estate Market … that their “Home Sweet Home” is now a product that needs to be carefully managed with strategic marketing and specific merchandising techniques.
That is where the experience and skill of a Real Estate professional comes in … Your Realtor® can help you put things into perspective and giving you guidance on where to start and how to “stage” your home. You will want to maximize your efforts with the smallest amount of money possible. Again your Real Estate professional will know advice to give you.
Additionally, It can be very difficult to remain objective and to know exactly what the savvy Real Estate buyer in today’s marketplace is looking for … Real Estate professionals are always on the receiving end of the buyer’s feedback just after they have looked at a prospective new home … it is this advice that can be used to your best advantage.
There are several television shows that touch on these subjects and they are very entertaining … but for your own special dose of reality … reach out to your local Realtor® and get your own special advice.

Two More Reasons Why Long Beach & Lakewood Is The Best Place To Live and Buy Real Estate!
Allison Van Wig To Participate in Long Beach Bike Festival This Saturday – May 8th
LONG BEACH - There will be plenty of competitive fun beginning Friday, May 7th through Sunday, May 9th as thousands of spectators and more than a thousand bicyclists gather for the Second Annual Long Beach Bike Festival.
A new event added this year is the Tour of Long Beach (http://www.touroflongbeach.com/), which begins at 8 a.m. Saturday where amateur cyclists and bicycle enthusiasts of all skill levels will ride on a four-mile family fun ride OR … a 30-mile open course along bike paths throughout the city. I will be riding the 30 mile and I need all the encouragement I can get! Come out and cheer us on …
All proceeds from the event will go to Miller Children's, and the Tour of Long Beach will have an opportunity to give back to the community. Last March, Long Beach Bike Festival Director Mark Bixby said "The Tour of Long Beach is an opportunity for the entire community to come together and support Miller Children's Hospital and the tens of thousands of patients whose lives are made better because of their services".
THE OTHER GOOD CAUSE IN LONG BEACH IS …
DOG & CAT ADOPTIONS:
KLOS Animal Adoption Day in Long Beach with Mark and Brian Radio personalities
Mark and Brian will be in Long Beach to promote animal adoptions on May 8. This one-of-a-kind event is sponsored by KLOS radio station and the spcaLA to provide Long Beach families with the opportunity to adopt healthy pets into loving homes. Thousands will attend; hundreds will be adopted.
